Hey Travis,

I also started out less than a year ago. 20k in hand, and wanted to develop long-term passive income. My "WHY" dictated that I needed about $1k per year to reach a 3 year goal of 3k per year.

I basically ran through all the podcasts to soak up as much knowledge as possible in about 4 months. After that, my goals started taking better short and long term shape as I learned what tools I needed. So, I agree with the "don't overanalyze it" too much. Just set up the basics and outline the steps to get there. Clarity will come with action and experience!

"Move at the speed of instruction!"

I love real estate investing catch phrases.. After running though all those podcasts, I now listen to each one and try to perform at least one step I learn within that podcast before moving on.

@ Alex W. It depends on your what you're looking for. I would have never thought of investing in Newark. But, after going to view a couple of properties and meeting the management, I'm looking into it more. Bergan County seems over-priced and harder to find the deals. Union county (springfield, union, elizabeth) has pretty good numbers (good cap rates, lower prop taxes). Elizabeth has alot of investor action right now. But then again, better area such as morristown, summit have higher entry points but also much hgher rents. Hope that ramble helps! How about New/North Brunswick? Have you looked near the colleges?

I think low vacancy can be had almost anywhere with good property management.

I found some good low entry rentals in PA, considering I'm from NJ. But after digging around in NJ a bit, there's good cheap rentals with decent vacancy rates here as well.

Cheap upfront isn't always cheap in the long run either!

Hey Anthony, Lots of opportunity for low entry multis in PA. I myself invest in the Scranton/ Wilkes Barre area in C type nieghborhoods. Good opportunities in NJ as well. Do you have local REAs in your area? I would exhaust those first to really know what opportunies exist locally as well if so.

Kelsen,

Back taxes are one of mainy issues you'll have to deal with. Take your time and dig through all the info here on BP to learn. Also suggest to hit up your local REAs (there should be some in yor area), network, learn some more, team up with experienced wholesalers, help them move some of their properties and continue to learn. It'll all come together with time...

Chris, there alot of military personnel here thru deployment investing as well. I would be sure to reach out to them as well to share thoughts and gain insight. Support is everything and easily accessible here. Best wishes, be patient, and keep at it!
