It boils down to whether you want to be active or passive in the real estate game. Growing your own portfolio takes a lot of time and a hands on approach. However, over time you should be able to realize gains greater than if you were to invest passively. If you are highly skilled in some other trade or business, you can continue to focus on that and grow your high earning ability and use your excess capital to build a passive real estate portfolio.

Cash flow play is a lot better than banking on appreciation. Your most important aspect of the deal is the tenant. I would post ads on craigslist for the property to see what type of response you get. SCREEN SCREEN SCREEN your tenant. Good luck!

Sold your landscape property?! Wow congrats! Can you tell us more about that. BTW I would look at what your skills are and determine what part of the business you would like to focus and then narrow down on an asset class from there.

Hey Ben, in the 2008 financial crisis multifamily did really well because of the moderate leverage as well as ample cash flow to cover debt. Also, while home prices were losing over half of their value, rents only dropped slightly and even went up in some markets!

Hey @Eli K. look into de minimis safe harbor. A new ruling in 2016 allows you to write off a lot of items for big boosts in tax savings.

If you are finding 23% CoC then I would recalculate your numbers just to make sure and if it is still correct, run and jump at that opportunity! I would budget maintenance expenses as well as capEx. Look around the forums to learn about more hidden expenses you may not immediately think of.
