William, congrats on your success so far. I think you are on the right track and are smart to evaluate the market's conditions. Right now we all have to be extremely selective and careful to buy right. Keep looking and you will find your deals.

I think their plan for you is standard and a good idea aside from the revocable living trust. I agree with you too and think this is overkill. The individual single purpose LLCs that hold property can also be Wyoming LLCs. They do not have to be incorporated in the state in which the property is located in.

Interesting, @Todd Dexheimer is your pref cumulative? We have a non cumulative pref set up so we don't get ourselves in trouble during rehab phase.

Great stuff Anthony! You have a great plan and should be able to have positive cashflow if you get creative with renting out rooms of a house.

Hey Angus, 

This question in its more simple form is whether you would like to be an active (house hacking) or passive (OOS) investor. If you make a lot of money in your field, you may want to continue to focus on that job rather than diverting your attention away.

I love your spreadsheet! I would make sure you screen tenants well since it is a class C property. A bad tenant could ruin all of your numbers in the sheet.

@Taylor Matthews if you are buying something that cash flows day one and it all checks out during due diligence then I would say yes.
