@Anthony Angotti Correct! The numbers were done for the Pittsburgh MSA. I would agree that looking outside of the central area would be able to find great deals.

What income are you exactly trying to "shelter"? If you structure investments properly, you shouldn't pay taxes on rental income or on capital gains.

@Richard Lee You may be interested in looking into Carnegie Mellon and what it is doing in the local community as well as renting to large base of grad students and/or high income workers.

A major takeaway for me here is that completely ignoring appreciation may not kill you but certainly hinder overall returns. On the other hand, buying on the premise of appreciation is speculative and dangerous. How do you all incorporate appreciation in your investment philosophy/thesis and underwriting?

I believe many in the BP community, myself included, firmly stand by "cash flow as the king" while appreciation is looked down upon. I would like to potentially hear the counter argument to broaden my understanding. Who has strong arguments in favor of strategies weighing heavily on appreciation?

@John Casmon Returns are still distributed but are not cumulative. So if pref is 8% and return is only 4% the first year, investors aren't owned 12% the next year.
