Congrats! This sounds like a great deal! Landlording is a people business and asserting yourself is the most important thing you must be able to do. Good luck.

No money down and OPM are paramount if you are trying to achieve scale.

Unfortunately, trail and error and luck are how to find a great VA. Put systems in place which can simply be run through google drive or asana to assign tasks and keep track of work.

Agree with Wayne about "Duplexes appraised on cash flow, but on comparable sales only."

@Brian Burke would you agree that it is better to under promise and over deliver then?

Congrats on the great deal. Is your ROI calc an IRR? You can easily run this calculation in excel or even google sheets. This will give you the most honest comparable return calculation similar to NPV. Cheers
