SFH are better for appreciation, but tough to cash flow. Multi family are better for cash flow, but don't appreciate much.
I don't buy sf anymore, just multi.

Its easy for us to tell newbies to "get a mentor". That's easier said than done. But if you get a HML, then you are in essence getting a mentor.
You get someone that appraises the property, pulls comps and goes through all the hoops of making sure its a money making deal. Then, they make sure you stay within budget, etc etc.
You pay a premium for this money, but for a newbie, its well worth it IMHO for what you get in return. I couldn't agree with the OP more, and have made the exact same suggestion to several newbies.

I have college rentals and sober living/transitional houses both.
As far as sober living, I would recommend it if you get affiliated with someone that can steer tenants your way. I'm connected with someone at a local substance abuse treatment center that does all the placement of tenants. Without him, I'm not sure how I would ever get tenants. I also got connected with someone at DOC (dept of corrections) that places just released inmates, who have to stay in transitional housing as part of their release.
Im not sure how someone would do it without the affiliations though.
Student housing I highly recommend. On a 4 BDRM, if I rent out to a family, I might get $850-$900. But with students, I get more like $350 a BDRM. I also very rarely chase money since Mom and Dad are usually paying the rent. They might be a little harder on my units, but nothing the deposit never covers.

Seems like a pretty standard occurrence when renting to college students. I've rented to college students for over 17 years. I care about rent payments, and taking care of my property, not how many times sheila had Dave spend the night.
Some of you all make this too hard. If they are good tenants, leave it be. If you run them off, you might actually get someone that shows you what a bad tenant actually is.

brazillian cherry normally has numerous different tones, if you can find the same width and thickness in another brand, it will probably match.

I'm shocked at the amount of people wanting to evict a good paying tenant over the sight of drugs. We all might as well get rid of 50% of our tenants if this is a criteria.
