Good luck Zach! I developed a system that helps me go through each step in the process. I made and will continue to make mistakes, but it helps to have a system in place to move through the process. Reach out if you need help!

@Michael Kinsella, we lost cash on this deal. We were able to keep the same standards and deliver a quality product. We learned a lot.

Investment Info:
Townhouse fix & flip investment.
Purchase price: $250,000
Cash invested: $72,000
Sale price: $405,000
118 Wagon Wheel Road is a 3bedroom, 3bathroom townhome located in Sparta, NJ. We completed a cosmetic rehab including replacing the kitchen, bathrooms, flooring, paint and adding recessed lighting.
We funded this project using a conventional loan and using our capital for a down payment and construction costs. We held this property for two months longer than anticipated but did receive a strong offer of 405k. We made a nice profit, and the buyers loved the townhome.

Investment Info:
Single-family residence fix & flip investment in Sparta.
Purchase price: $334,500
Cash invested: $157,500
Sale price: $500,000
204 Alpine Trail is a 4 bedroom 3bathroom single family home located in the sought after Lake Mohawk Section of Sparta, NJ. We completed a full cosmetic rehab, replaced the roof and septic system.
We learned a lot during this project. We incorrectly determined the after repair value, Interest rates quickly increased, and used a fix and flip line of credit with unexpected costs and regulations. This project reinforced to remain conservative with ARV and the importance of purchase price.

133 Wagon Wheel Road is a 3bedroom, 3bathroom townhome located in Sparta, NJ. We completed a cosmetic rehab including replacing the kitchen, bathrooms, flooring, paint and recessed lighting.
This project was the first time we partnered with a private investor. The investor fully funded the project including constructions costs. We worked with a real estate attorney to create the appropriate legal contracts. We owned this property for about two months and received an excellent cash offer.
