My first investment was a live-in flip. I worked on it for about 2 weeks to get the hvac and plumbing in order. I did all the work myself once i moved in. I wasn't in any rush to get it flipped and paid for the rehab cost out of pocket from my day job.

That being said, I wouldn't rush anything. Do your research on the area, analyze the property and make a decision from there. There are a ton of great books to help you along the way as well!

It all depends on what you can buy it for and your estimated rehab cost. You have to also have plans in place for how the work is going to get done. In my opinion, it sounds like a big project to take on for your first investment.

The Buy, Rehab, Refinance, Rent and Repeat strategy is a very useful tool in real estate investing. But is it always necessary to Refinance? What if you can outright pay for the rehab costs out of pocket? This could potentially lead to more cash flow from the property. Not to mention refinancing, as far as I know, isn't free, so you would be avoiding the fees from refinancing as well. What are your experiences, do you ALWAYS refiance your properties?

Hello All,
Ive read a lot about the 1031 exchange and the live for 2 years and own for 5 years rule. Ive also heard of people using some rehab costs as tax writeoffs? But other than those few laws I've learned from other books, I'm having a hard time finding information on real estate and taxes. Can any of you recommend books I could read to learn more about how to use taxes to your advantage in real estate? Thanks!

I'm Robb. I am a new investor living in Columbus, Ohio. I've been reading and learning about real estate for a few years now. After reading Brandon Turner's book, I joined Biggerpockets. I'm currently looking for my second live and flip house while getting my first ready to be sold.
