I love home depot because i get military discount there! Have you ever heard of host GPO? some of my investor friends have mentioned it. they get all there stuff at wholesale prices and it allows them to sell things for a discount.

 i use incite tax. they are very responsive and have a private Facebook group. they are not cheap but they are also not that expensive. i definitely would recommend. I attempted to use bigger pockets to find a cpa but all the ones they recommended were way out of my price range.

That is how I got started, I househacked a multifamily and became an investor focused agent. Started a meetup, househacked some more, started partnering then moved to syndications. It's a progression but the key is to take the smallest of incremental action each day and it will sum up to something incredible in years. Just my two cents. Good luck on your journey and I hope you provide the financial security you hope for to your daughters. 

 this is such great advice! i feel like RE is one of the best examples of the exponential growth or delayed gratification. the small things we do and the connections we make during our real estate journey seem so insignificant at the time. but it only takes 1 opportunity or one phone call to launch us to the next opportunity and then everything starts to build on itself.

 thanks cody! its great to have people like you willing to share their experiences and help us newer investors! what resources do you use most when sourcing furniture and/or renovation materials etc.?

@Rishika Garimella I am a local home inspector and investor in the area. i think Austin is a sleeping giant right now. the rates are really scaring away buyers. but since competition is so low right now, its a great time to snag some property while its not being ripped apart by investors. i think the hutto manor area is a great choice, once that freeway opens up that connects taylor to round rock, it will definitely become a point of interest. I am happy to connect and have lunch sometime and talk about more!

I realize these deals are difficult to come by in the current market but i am just trying to build up the team right now
