Not realizing that family and business don't mix, I also rented the Darby unit to my other sister. this one on the other hand treats it like her own, but with low rent being collected, there's just about $100 or less in cash-flow with the high taxes or multiple taxes from city and county in that area. 

And yes, it is really I who need a do over, because I was the one making most of those decisions at the time and having my wife fight with the tenant (I meant my sister).

So this is where we are at. I am religiously reading on BP and listening to Podcast. At the same time, I am reading Brandon Turner book, The Book on rental Property Investing: How to create Wealth and Passive Income Through Smart Buy & Hold real Estate Investing.

To make long story short, we will like to purchase our third property in the Philadelphia area. We need help and is reaching out to you guys (gals) for any information that will make this round a success. Our goal for the year 2018, is to purchase 5 units in the Philadelphia for Buy & Hold investment.

Hi Rex, working with family, let alone renting to family can be a challenge. You mentioned Philadelphia as your next city to target for investment. Have you ruled out Columbus for investments and not having a family member as a tenant? Are you focused on multifamily or do you look at SFH as well?

So, based my situation and plan does anyone see any other route or strategy in getting more rental property? Which state may be suitable to invest the LOC? (Coulombs, OH and Michigan City, IN are in my mind)

 Hi Homa, Columbus is a great city to invest in.  As a state capitol, with OSU graduating 6000+ students a year and with the tax incentives offered that attract  and keep big business here, there is no shortage of need for multifamily housing.  Prices are still at a point where a good return is possible and there a lot of up and coming areas that are showing extremely good returns. Hi William, my recommendation would be to focus on a duplex first. In general, there are better returns on a duplex than a SFH. I have worked with some really good lenders and would happy to pass on their information to you. A lender would be the best person to look at you financial situation and then give you all the best finance options available to you for a purchase. PM me.

 Hi Sarah, Columbus has some great investment opportunities.  There are a substantial number of 4 unit and under properties available in a lot of different areas.  You have the advantage of knowing the areas as you are originally from Columbus. Having OSU, being a state capitol and the tax advantages that are bring more and more businesses to Columbus, this is a great place to invest.
