Hi Kasia and Happy New Year!  Congratulations on your purchase - thats awesome!! Columbus, Ohio is a great market to invest in.  Columbus has the highest population and job growth numbers of any city in Ohio and there is a lot of development happening in the city right now.   The projected population and job growth over the next 5 years is very strong too.  Good luck with everything!

In 2008 David Lindahl published "Emerging Real Estate Markets" and in that book he says "one of the best places to find forecasted job growth is from the US Census.  Go online to the Bureau of Labor Statistics, and search for forecasted job growth".   I did this and could not find any forecast data by location as David suggests.  I contacted the US Census and they told me they do not have this data.  Does anyone know why David would have said this works when it clearly does not?  I find it hard to believe that the data was offered in 2008 and is not provided now.  

The US Census was kind enough to point me to State population growth projections here:  https://www.census.gov/programs-surveys/popproj/gu...  I am interested in Ohio so if I select that link I find projections by county.  I was hoping for something by city but this data is not bad I guess.  I am interested in Cincinnati and this data suggests a slight population decline in Hamilton county between now and 2020 where Cincinnati is located.  

If anyone has any recommendations on how to find good data to support which markets I should buy apartment buildings in I am all ears.  Is there anyone in industry conducts analysis and creates reports?  I would be willing to pay if they are good.

Hi Gabe, Columbus, Ohio has the most population growth of any city in Ohio by far.  Most other cities in Ohio have populations that are declining as you mentioned.  As I have said in these forums before, as a state capitol, with OSU and big businesses coming to Columbus, there isn't another city in Ohio that is a better place to invest.

As a bit of background on myself, I am from long island, NY and currently in physician assistant school outside of Philadelphia. Once I am out of school, I can go and get a job just about anywhere due to the increasing demand for PAs(especially in smaller markets and rural areas) and am single so nothing is really holding me back from doing so. I love the demographics of Atlanta and some Texas markets, but wonder if they will soon be too hot to find the kinds of returns I would find in mid-west cities. I know eventually I may not want to live in one of these markets long term, but spending 5 years or so developing relationships and boots on the ground before going to a coast seems like my plan as of right now.

So if you love the market you currently invest in, or would pick a different one if you could do it all over, I would love to hear it and why. While I understand I should focus on my primary career first(which I can literally do anywhere in the US), which I have every plan of doing, any other thoughts on strategy or mindset of building a buy and hold portfolio to achieve financial freedom would also be greatly appreciated.

 Hi Bill!  The Columbus, Ohio market is seeing good returns. Columbus has the highest population growth of any city in Ohio.  With OSU, as a state capitol and with big business being attracted by tax incentives, Columbus is the market where we are seeing the best investment properties.  Columbus also just received a very large grant to become one of the fist "smart cities" in the country and that will bring additional jobs and growth.  All of this points to Columbus as being the place to invest in 2018.  Good luck with everything and keep us updated.

 Hi Ran!  Great to see your post.  There are some great up an coming areas in Columbus as well as long term steady investment opportunities.  One of the areas thats really hot right now is around Children's Hospital.  Old Town East is what most people are focusing on at the moment but lots of great areas and deals in Columbus that meet your criteria.

 Great article Joseph.  Columbus, Ohio really seems to hold strong.  Right now it's been about 10 degrees for the past two weeks and even with the Holidays and cold weather,  we've seen a steady flow of business no real slow down here in Columbus. Of the cities mentioned, if you take all seasons into account, Columbus, Ohio is a much better bet for investment property.  The population growth in and of itself proves that out even with no other information taken into account.  Hi Rocky, 

Have you taken a look at any cities in the Midwest?  That are is getting lot of attention at the moment.  There are still great deals to be had and good returns.  A lot of investors from California, New York etc... have started to put a laser focus on areas like Columbus, Ohio.   Lot's of revitalization and new development and opportunities for short and long term buy and hold scenarios.  Good luck with everything!!

Columbus is listed as the fastest growing city in the Midwest, but there are some great REI teams in Cleveland. I haven't been able to compare prices & occupancy rates.

 Hi Alex, 

You will find a better cash on cash on return and increase in property value in Columbus in general.  As other posts have mentioned, as a state capitol, with OSU graduating 6000+ young professionals a year, the tax incentives drawing businesses here on a regular basis and the tremendous amount of construction in the city, Columbus is one of the best places to invest in the country at the moment, not just the midwest.  That being said, we have been reaching out to other cities in Ohio to work on 40+ unit properties.
