After some quick math and education, I decided the food truck business wasn’t for me... somehow I ended up on BiggerPockets YouTube. After drowning myself in information, I’ll be making my first real estate investment in the next half year. I currently have about $17,000 saved up (looking for a duplex, triplex, quadplex... or a cheap cheap cheap single family for buy and hold)

At first this was kind of an outlandish and scary thought, considering I already own my own home, ya know... the thought of putting my finances in jeopardy. Eventually I realized it’s not impossible, I was just afraid of risk, well... I say bring it...

 Hi David, good subject. I just saw the info online.  Glad Columbus is in the running. Don't think its going to change the city that gets the headquarters in the way that a new industry would but it will change the dynamic and image of the city somewhat.  Most likely attract other similar business and the growth that surrounds that etc...

 Hi Nicholas,There are few companies that offer that service here in Columbus.  Depending on the turnover, location and level of service require,d prices can vary. PM me and I'll get you a referral to a couple you can try.

Is there a way I can validate these are legitimate repairs?  I drive by monthly, but there is only so much I can see from the outside.  Is contacting the tenants for information an abnormal approach?

 Hi David, property management can be a challenge.  There are some great PM's and some that are....well lets just say not as good as others.  Frankly, it's been trial and error for me to find the right people to work with and I use different property managers on different projects.  As it's your property, contacting the tenants is not unusual as long as it's done properly.  But if you are having to do that and also pay a property manager, it defeats the purpose of having a PM in the first place. There are some fantastic property managers in Columbus. PM me for more info.  Best of luck with everything!

 Hi Joseph, Investing from out of state is challenging but if set up correctly, it can be a great way to reach areas that can give you a better return. First thing to consider is the team: lender, agent, property manager, attorney etc... Build a local team that is familiar not only with the area but also with the type of property you are purchasing - location, unit count/mix, rents etc...These folks will be your boots on the ground. If you can come to the city to visit that helps but often, as a majority of properties are "curb offers only", buyers will come out for inspections after the offer is made and then go home and complete the rest of deal form there. It's critical as an out of state investor to build a team that you trust to advise you. Good luck with everything!
