Hi Shawn, 

Some investors look to areas out of state for a higher return on thier money.  Investing from out of state is challenging but if set up correctly, it can be a great way to reach areas that can give you a better return. First thing to consider is the team: lender, agent, property manager, attorney etc... Build a local team that is familiar not only with the area but also with the type of property you are purchasing - location, unit count/mix, rents etc...These folks will be your boots on the ground. If you can come to the city to visit that helps but often, as a majority of properties are "curb offers only", buyers will come out for inspections after the offer is made and then go home and complete the rest of deal form there. It's critical as an out of state investor to build a team that you trust to advise you. Good luck with everything!

 Hi Lisa, Congrats on getting the first property under your belt! Thats huge! As you're from Columbus you have a big advantage on a lot of the folks that are investing here from out of state.  Having a good team; agent, lender, property manager etc.. in combination with your own knowledge of the city makes you a force to be reckoned with!  Hi Amy, Bexley and Whitehall are close in proximity but very different in terms of price and area.  Whitehall would be considered a C area and Bexley has some multifamily properties but the majority of homes are some of the most expensive in Columbus. Bexley is unique as its an "A" area that is landlocked by C areas.  Hope this helps!

The first house we bought was a short sale. We paid 190k for it and lived in it for a little over three years. I updated the flooring and painted all the walls throughout the house. The baseboards were chewed up from animals so I replaced all of the wood trim throughout the house. There must have been four different types of door knobs on the doors and none of the lighting in the house matched. All the lighting fixtures and ceiling fans were changed and the door knobs were replaced so that everything looked pleasing to the eye. I also replaced all of the outlets and light switches throughout the house. The only work that I didn't do myself was the exterior paint work. We're not exactly sure how much was spent on renovations. It was done over about a two year period and we didn't keep good records. I've estimated it to be around 15K, and that also includes putting in a new HVAC system. We ended up selling the house for 247,500. It was on the market for less that 24 hours and we had two full price offers. That was a good feeling, and that's also where the seed was planted in me to get started in real estate. 

I learned a lot with that first house. I have a lot more to learn and I'm thankful for BiggerPockets and the community it provides to assist in my learning process. Thank you for taking the time to read this, and I look forward to meeting you fine folks here at BiggerPockets.

 Hi Harsh, Columbus, Ohio is experiencing a tremendous amount of growth.  With the highest job and population growth of any city in Ohio, the incredible transformation of areas that 1 or 2 years ago were D- and now B+ its an exciting time to be involved in real estate in Ohio. We are relocating to be closer to family and to start an organic farm.

Hi Adam, as Columbus is growing at such a rapid pace, areas that were less desirable 2 years ago are now "the place to invest". Also, As I have said before in these forums, it really comes down to your risk tolerance and what you are trying to accomplish with your REI. Building a good team with an agent that will be your "boots on the ground" along with a lender and property manager are really invaluable to an out of state investor. Best of luck with everything!

Since finding the podcast, we have done a lot of research, incorporated, gotten agents and lender on board, and we're finally starting to make some offers on properties in the Cleveland, OH area.  A lot of our small, but forward progress has been made possible by utilizing the resources available here.  We have very limited experience, so we're eager to get into the forums and start learning from all of you!

I currently work in law enforcement, and my partners have their own respective careers as well, so our goal isn't to instantly generate income.  Rather, based on our limited experience, our goal is to generate long term wealth and income replacement with a buy and hold strategy, scaling as fast as we can along the way.  We plan to play a lot of this by ear as we don't know where we will end up as we learn.  We realize that right now we are the needy, new people, but we appreciate how awesome this community is and want to build into it more as we become more able.

 Hi Daniel!  You'll find some great information on the forums here.  Columbus, Ohio is a great place to invest.  As the state capitol, with OSU graduating 6000+ students a year, the tax incentives offered that attract big business and the 5 and 10 year job and population growth projections, Franklin and Delaware County are two of the best places to invest in the country some say.  Good luck with everything!

 Hi Gagandeep!  What is the main reason for the need for seller financing?  Is it something you need for your finances/tax purposes etc... or is this what the buyer or buyers are asking for?  Please provide a bit more information so I can give you more informed answer. Thanks
