That's exciting!  There are a lot of great multifamily investment opportunities here.  Have you researched some specific areas that you are going to focus on?

Hi Alex!  Sounds like an interesting project.  You could do a lot of initial work yourself like getting permits, having an architect put plans together and talking to a good local contractor.  You would want to bring in a real estate attorney so that they could review everything and sign off on it for you. The time and cost really depends on the size and scope of the project.

Hi Christine!  What draws you to Indianapolis?  Have you looked into any other markets in the Midwest? Columbus Ohio is a great place to consider.  With The Ohio State University and as the state capitol there is no shortage of tenants. The tax incentives and tech savvy workforce are bringing a lot of big companies to Columbus such as Facebook and Amazon.  It's definitely a market you should look into.

 Hi Elizabeth, i don't think it would be the worst strategy. You should look at multifamily properties with acreage as well. You could also build your own as well. How many acres do you need? Obviously a single family will have the most opportunities to purchase.

Hi Matthew! Sounds like you have a solid plan in place to stater investing in real estate.  I like to diversify by investments by investing in more than one market or state.  Have you looked at any other areas besides California?

Hi Jake!  You can absolutely get started with $20,000 that's a conventional down payment on a $100,000 property. There are some great up and coming B- and C class ares where you can get a good return on that kind of investment in Columbus.

With any asset class, a proper investment analysis spread sheet is the best place to start.  Gather all the information, put the analysis together and then your able to see what the real costs and returns are.  Industrial is one of the better asset classes to invest in at the moment here in Columbus.

Hi Lisa! Welcome to Biggerpockets.  The areas around OSU are always a good, solid place to invest.  It's also a good idea to consider up and coming areas where you will get a higher return on your investment and the value of your property will rise at a faster rate.

Columbus Ohio has some great investment opportunities in tertiary markets.  As Columbus grows to the north,  Delaware is one of the markets that is being revitalized and seeing in increase in growth.  Schools and jobs are the driving force of this and other tertiary markets. Plain City is another are that was overlooked a few years ago but is now highly sought after and seeing a tremendous increase in new home construction.

Hi Alex!  Where is you're flip?  I have worked with some really good contractors in the past but most good ones generally stay in one area and don't travel too far. Size of project is huge too.
