Sheriff sales are a great way to get property way under market value but its really important to make suer you do all the necessary homework on the property.  The best way to get familiar with the process is to sit in and just observe one or two sales so you get a feel for the process.

Columbus Ohio is a great market to invest in.  Because we have Ohio State University here  and we are the state capitol, its a great market for multifamily properties.  It's not hard to find a good multifamily investment property with an 8% cap rate that's very easy to lease out.

Have you thought about simply buying a duplex to owner occupy in OKC, and buying a couple of other ones as non owner occupied. If you've been approved for $350K  that certainly may be an option. 

Another thought is if you're trying to get more than 1% Rule on 2-4 units you may want to consider something out of state. I live in the San Francisco Bay Area and have a couple of rentals out here....However, I have found several markets that seem to have an abundance of 2-4 unit multifamily that are very reasonably priced and easily hit the 1%, 2% and above rules.  Pittsburg, Philadelphia, Cleveland, Columbus, Milwaukee, Detroit, Kansas City and St. Louis.

 Brian brings up a great point, we just sold a 4 unit last week for $130k, 2400 a month in rental income, c class neighborhood with management in Columbus. the deals are out there. find a great boots on the ground person (friend, agent, etc) that can help you
