My name is Jonathan Flood and I currently live in Columbus Ohio. I work full time as a chemical engineer and have become very interested in real estate. Over the past few months I have been working on getting my real estate license and should be licensed in October. I also recently purchased my first home, 3 bed 2 bath. It needs some work but overall a sturdy house. I intend to have roommates to help pay the mortgage. I am trying to network and get involved in deals not only in columbus but anywhere. I do not have much liquid capital however I do have creativity, great credit, and I like to work which is a good combination for real estate. N. Huron is a 2,480 sq. ft. duplex located adjacent to the desirable Westgate Neighborhood. Each side is a 3BR 1.5BA with full basement. Current occupancy is 100% with long-term tenants paying $700 per side. The current opportunity is to acquire this property prior to listing in approximately 2-weeks. Hypothetical Insight is seeking early interest in acquiring at a substantial discount off of list price, which will be $115,000. This is a stable cash-flowing asset with verified comparable sales that put this as a good buy closer to the $100,000 price point. Market rents for 3BR units are closer to the $800/mo. price point, so there is a significant upside here. Using a leveraged acquisition at 75%LTV shows a 21% Cash-on-Cash return when rents approach market rate.

Have you thought about simply buying a duplex to owner occupy in OKC, and buying a couple of other ones as non owner occupied. If you've been approved for $350K  that certainly may be an option. 

Another thought is if you're trying to get more than 1% Rule on 2-4 units you may want to consider something out of state. I live in the San Francisco Bay Area and have a couple of rentals out here....However, I have found several markets that seem to have an abundance of 2-4 unit multifamily that are very reasonably priced and easily hit the 1%, 2% and above rules.  Pittsburg, Philadelphia, Cleveland, Columbus, Milwaukee, Detroit, Kansas City and St. Louis.
