Hi Jacob! University District is strong rentals. Typically you will get the 1% rule around there. Great student housing, there are ranks within the university district depending how far you are from the University rents decrease. German Village is class A. Most expensive real estate in Ohio by price per square foot on average. Very little opportunity for an investor unless you are looking for appreciation only. Think of this like buying a property in california. Near east is great. One of the best areas to invest but you want to buy smart and find distressed. There are a lot of opportunities here. Stay North of Main and south of long for now unless you have experience in C class apartments. We have a 24 unit listed on loopnet north of hilltop (43204) zip code. Overall great rental area but that's about it. Buy smart. You don't see as much appreciation over here. I'd be looking for 2BR units or above here. I'll send you a PM following up on this.

 I don't know if i'd make a full time hire for this position but you could easily get a showing person that handles leasing. With 14 units I'd imagine it isn't that bad.

Welcome to BP Kirk! I think a lot depends on what you are looking for your first property. Most initial investors like to do the owner occupied FHA duplex to start or a house hack. If that is your goal then Dallas makes more sense. If you like student housing or investing where you know and you have the 25% downtown for non owner occupied, then Columbus may may sense. If you are here frequently, it may make sense to have a 2nd residence here. We've worked with others who have Columbus as a primary residence loan with lenders because they are here often. Just depends on what you are thinking!

 Sent you a PM. There are a lot of ways to invest the money. Depends on what would mean the most to you. If you know how much you made from your full time job you can have that as a target income from either rental investments or flips. Real estate is risky though. Lots of strategies and some have high risk and high returns and others have low risk and low returns.
