 Hey Ed, do you ever see breaking this down into smaller groups or you like having a big group for columbus / dublin meetup?

 if you are looking around ohio state for a multifamily i'd say you can get rentals that rent for $3700 per month for around $350k right now. This would be considered class A or Class B (some areas are further from the university). Hilliard, Dublin, Upper Arlington, German Village, etc (your downtown neighborhoods and great schools) are going to be a little better than the 1% rule and will get better with more units (we have a 3 unit under contract that will rent for $3000 per month for around $279k and they had 3 full backup offers). C and D areas are going to depend but that is cash flow like East of Parsons and West Franklinton and other areas like that.

2. A place to get kitchen cabinets. Not looking for anything custom. Just some decent cabinets that are durable and a look that makes the place feel like home. Would it be a good idea to look at Craig's list and refinish cabinets I can buy on the cheap?

3. Quality interior painters. The house is in need of a full paint job on the inside. It will be completely empty with the floors being replaced so I hope to make this a quick process.

4. Lastly, I'm considering adding a bathroom. With this being said, would turning a unit from a 2bed/1bath to a 2bed/2bath be worth it in the long term? Does it have a big impact on rent or make the rental much more desirable? Any idea what a bathroom addition would cost? The space is roughly 8'x8' Again, would look to install just the basics.

(Note: The main stack goes through the corner of this room which I am guessing would make a bathroom addition much more cost efficient)

 Hey Chris, great area there. I have a 1 bed 1 bath and a 1 bed 1.5 bath in German Village and the extra half bath is always desirable. Especially if you can get it on each floor. I can give you a great girl for punch out work that can do almost everything. She refinished all my floors, painted the entire place for cheaper than any other bid I could find here in Columbus. She does rental turnovers and is use to working quickly. She even did some landscaping. There is a great place in Hilliard, I can't think of the name for cabinets. I would redo hardwood. I'm telling you this girl did a really good job and put a new coat of pollyurthaine on it and all i get is compliments. Check out 261 E Blenkner on zillow and you can see some of the work she did.

wow I can't believe Columbus ended up in the 100+ range. What weight did you give to the area? I think with major markets you have to break it down further. "Columbus" vs suburbs like Hilliard or Dublin or other areas would be different. There are great and not so great areas for rentals even within Columbus.

Mike, one thing that has really helped me learn more throughout my career is going to the many meet ups here in town. I just went to one that I hadn't been to in awhile and made 6 new connections. 1 flipper, 2 wholesalers, and 3 private money lenders all from one meeting. In Columbus, there is COREE and there is another one put on by Ed at Tommy's Pizza. I'd recommend you go to both. I haven't been to COREE but I plan on going. Other BP members have helped me get the info and I'd recommend you go to a few of these meetings too.

 How many units are  you looking for? Even within columbus there are big differences. Some areas like Grandview Heights or Upper Arlington have some of the highest taxes in the city but other areas in the actual city of Columbus (think close to war zone areas) have very low taxes. You are smart to consider taxes as part of it. We have Ohio State University here which a lot of investors enjoy because it has lower taxes and rents by the bedroom. With the sophomore live in requirement at OSU though I'd say there is a surplus of units right now. Either way if you ever visit here let me know if you'd have any questions about Columbus. I am not knowledgeable on Cincinnati or Cleveland.
