 I think this is a really great comment. Some PM companies that do both, especially here in Columbus make it difficult to do my job. I am only sales, but if a bring a person to a company that does both, some day I know they will ask to sell that property. I believe in trust, but I just know in 20 years when someone sells no one will remember to give me the referral back.

The first question you have to ask is what kind of units you want in Columbus, OH. You can pay upwards of 100k a unit in Columbus in the best areas, so a lot depends on what cash flow you are looking for and price per unit. Have you finalized any of these questions?

Old North is a hidden Gem here in town to find investment properties. Prices have gone up significantly for the well located, larger duplexes but you can still find some deals. That's amazing you find a duplex up there! You get a mix of students from Ohio State University as well as other Columbus residents. I've sold plenty of properties up there. What kind of rents was the one you purchased getting on each side?

very sorry to hear about all of this. If you are still open to working in Columbus I'm sure we could work together. We just started going after 50-500 units in Columbus for our investors so if you are still interested please let me know and as we come across any larger complexes I can keep you updated.

I started part time with my RE license in Columbus. One big deal can allow you a huge  commission. You won't get anywhere being a groundskeeper, etc. It's a way to get your foot in the door but I believe in risk reward and if you aren't taking risks then you won't get rewards. Not a lot of upside in any of those roles. In less than 1 year I was very successful in real estate and quit my part time job.

I've heard good things about Arlington Bank for a good Columbus lender. Several of our investors use them to put blanket loans on their portfolios (smaller portfolios).

Do you have any past projects you've done with flips? I have a local guy looking for a good reliable contractor to help him with his projects, or at least bid on them after he purchases them. Let me know via PM if you might be interested. He goes all over Columbus and Central Ohio.
