unfortunately things like you have described happen in our industry. In fact some of the biggest listing agents in town are actually the worst. They give the worst seller representation. And then when it doesn't sell they sell for less to themselves or to their friends. It is sickening.

Most under $200k can achieve this. However, demand is very high in that price range so unless you find off market properties expect to pay close to full value due to low inventory and bidding wars. It's like 2013 all over again.

Zillow has reviews and past sales listed. It is not 100% accurate but it's better than nothing. I agree talking to the agent and seeing if they are knowledgeable and if you feel comfortable with them is a good way to go.

I agree the areas that have double digit returns on paper often times do not work out in the end due to higher vacancies, vandalism etc. Rents are still rising slowly though so that should help somewhat. However prices rising are also counter acting rising rents.
