You may or may not have been doing this long enough to know that there is nothing gained by any display of disapproval outside of an eventual call for a reference.
You should start to operate like anyone is a ticking time bomb and remember that you don't want that to explode near you.

By the way you can't screen college students as there is nothing to screen however money is the least of their problems, staying sober and making grades so they can stay in school.

Screening someone is essential, find a good company and have the tenant pay them,,what does it mean if they won't can't pay?
Venmo is a great way to receive money, I have a lot of college students who rent from me.

You are not taking advantage of anyone. You are most likely only going to get whatever market rate is and if you try to get more then it may not last very long. The better you equip a place the easier it is for you and them. Unless they have their own appliances, in which case its worth moving out yours as they may stay longer.

When I started out back in the late 80's I would get the prospective section 8 tenant the list of VA repo's that my realtor would provide, with instructions to prospective tenant to find a place off the list. Then I would place a bid and if I won the bid I had a readymade tenant. In retrospect I would suggest you check the tenant out because they are the most important part of the equation. It allowed me to aquire a few properties that had good cashflow for a couple of years. One tenant actually lasted 6 years. All of the properties went up in value and were a good return.

I like driving the neighborhood and looking for other rental signs and call those owners if you don't know the market. As long as its a good enough area I would not be afraid of posting a sign on the property.

Rising interest rates make everything cost more. Its a good thing for people who own property that is in a good location. Bad locations (like one I've owned since 1983) don't move at all.
