The only thing I put in my least concern in the water heater is it being listed as an appliance as the person moves in. If you keep the covers on them generally speaking they will not do anything to turn up the thermostat. I have found most have no idea how to do that if the water is too cold they will call you

It is excellent you were asking these questions. I highly suggest having a years worth of bourbon serves to whether any storms that may come your way. I know a person that had 50 units before the crash came. I asked him virtually the same question and he said he had a 50% vacancy rate when the market went down. His suggestion was I have property is paid for and keep reserves on hand

I think you will be better off just adding on the ramp whatever you anticipate the bill to be.

I think that’s awesome that you’re looking at these items. What I do with my places as I figure out the major expenses and what it will cost on a monthly term. I have figured that a water heater cost about nine dollars a month. The cost for a roof on a house is about $35 a month.

I do allow pets in my places. I charge $25 per animal per month for them. I also write in my lease that if there is a repair for $150 or less the tenant is responsible for it. I do monthly inspections on my places.
