I would go to a real estate investment meeting/club. I would ask other landlords with multiple units who they use to do the repairs. I would also screen them just like you would a tenant. I do like having lockbox is on the side of everyone of my houses with the key so I don’t have to remember where the keys are and which one it is.

I would have a mounted lock box on the wall of each of my properties with the key in it and a universal code so that I’m able to have someone have access

People with pets generally speaking are much more stable

I charge $25 per animal per month

If you let the aggressor stay they will run the next tenant off too
