I would let them know that you would be going up on the rent as well. The amount of people that increases also increases the wear and tear on your property. I would present it in a manner of if these people stay if this is what the rent will be if you choose not to go with that then here’s your 30 day notice or they can leave

Absolutely not I’ve been a landlord for 17 years and this is never worked well for me.

Always good to have family in your local motorcycle club

I only do month-to-month leases because it’s much easier to get rid of some lime. My suggestion would be is give them 60 days and tell them what the new rent will be at the end of 60 days if they choose to stay great if not that’s OK as well

You’re not the Red Cross so don’t act like a charity… When you do not charge market rents you’re doing yourself and other landlords a great disservice. I assure you something Major will have it sometime and you will need cash reserves to be able to make the repairs. The money that you’re avoiding at this moment you should be asking yourself what is your fear from living in abundance

This is the litmus test for anybody thinking about going into landlording.... If you cannot evict a single mom with a baby on her hip on Christmas day it is not something that you need to do

Have you ever taken a house made it into a duplex or triplex? What about having a detached garage converted to an apartment or a small house? What about moving a large garden shed on the property finishing it out and then renting it out? In my city at 400 square-foot garden shed finished out as an efficiency apartment would get for $50-$600 a month.
