Might be best to wait to do all the outside to start with then wait til the move out to do the inside

treat it as a business ! Be kind but firm.... make your deposit a few hundred more than your rent. SCREEN SCREEN YOUR TENANTS

250 non refundable deposit per animal and $25 per animal each month is what I get

I would have asked for first months rent and deposit up front ! I can’t stress this enough screen your tenants !!!! Bad tenants cost more then empty houses. I never allow anyone some slack it is a business and run it by the book

Trailers are cash cows! They’re easy to work on not very difficult whatsoever.

To start with no....Self manage it for a while and then he will figure out exactly what to look for in a property manager that you will be OK with. I think the experience for anybody in this business is necessary

The other thing to consider is is that if they have a lower credit score possibly get a double deposit from them
