I would highly suggest going ahead and serve in the three day notice and getting the evection process started. For every day you wait that’s another day that you’ve lost money. Being a landlord is a business it’s not a charity you’re not the Red Cross

I would first see if it’s OK to talk with the tenant. I would then present them with a scenario, if I buy the house I would need to go up $100 on the rent each month for the next year. I think it would be a good idea to see what they have to say and then go from there. A tenant that treat your property well and pays on time it’s worth their weight in gold.

I keep track of all my expenses with each one of my properties

This is excellent logic. I talked with an investor that had 50 properties right before the downturn. What happened with him was about 50% vacancy rate. He ended up losing a great deal of the properties because they were leveraged.

 There are many things to consider in this. I too am faced with the same exact situation. This person is paid close to $800 in late fees to me last year. They do pay, they take care of my property, they live clean and so I really ask myself is it worth the downtime of a vacancy and then getting another tenant that might not do all of that but pays the rent on time. One thing I have learned as a landlord make sure you pick your battles wisely

 All of my properties are pretty much C- and the properties. The majority of my tenants Tend to be higher maintenance and expect more for less service babe it’s kind of that entitlement mentality.

I would talk to them about why the score is low and then also probably get a double deposit

That’s like someone that comes to work for me and I asked them how much per hour they’ll take and they’re like oh I’ll take anything they’re not the professional that I’m looking for

I think there is an appeal to a certain degree of having plenty of closet’s. I think that two little storage can turn some folks away. I don’t know if I agree with the more stuff they have the more likely they are to stay theory.
