Replace with tile… It will last the longest. The only way it goes bad is if somebody drops a bowling ball on

Be careful on how much your bracelet at one time but you might runoff some decent tenets. Good tenants are worth far more than a raised rent

Not at all… The problem with putting four people on the lease says if you ever have to do an evection if you have to affect all four people and there’s a separate fee for each one.

You can ask him politely… And if he continues then whenever he brings people over start saying something like will make sure that you are look all over cause I’ve seen some bugs that I think are termites but I’m not exactly sure or say something like I’m not sure if the roof is leaking or not and say that in front of the people that are looking at the house

You can politely tell him say no the house is not available at that time if you would like to do any showings you can do it between these times anything else would be considered to be trespassing

With that information included pretty much you just need to figure the property that you would like to purchase and make sure the numbers work. Also keep in mind what direction and strategy as if it’s going to be a long-term hold or if you plan on selling it in five years

Hard to answer your question without knowing these factors.... Will you to manage the property on your own? Will you live in the same town as the property? Are you able to make repairs yourself?

I don’t think there’s a magic number at all. I really like what Nathan had to say. If you’re in a situation where you’re strapped for cash… The thing I would be looking at is why I am strapped for cash. No matter how good your properties cash flow if you don’t have the discipline to be able to keep your  hands out of the cookie jar you will continue to have problems no matter how prosperous you are.

File the evection man because there’s no  guaranteed that they will leave on the 31st. If you don’t have the evection and process already then you’ve lost that month and have to go another month for the evection to go through. My suggestion to you would be is to offer them an amount of money to be gone in the next 72 hours and state clearly that that means everything is moved out and the place is in good shape. Therefore you can also file of the three day notice while giving them that opportunity and the evection has not started. You train your tenant do not let your tenant  train you
