Here’s the thing man you really need to figure out where your numbers need to be at. Your ability to whether rest is different than mine and every other person on earth. The other thing you need to do is get rock solid with your numbers and stick behind them instead of going with what other people say. What are used to make a decision it’s not the same information that you will. Putting faith in others without knowing where you stand is a great way to lose every time

Always look at the message that is underlying and just as the previous person stated there was a reason that this person lost it let them go

What I have considered doing with tenets that I would like to stay is to offer them a renewal bonus if they express that they’re leaving at the end of their lease. Turnovers generally speaking cost you at least one months worth of rent

Man I’m not trying to be a jerk… You really need to figure this out on your own. I’m a 17 year veteran landlord and have cash reserves built up so my risk aversion is going to be different than yours. You have to figure out what it is that each deal needs to be put in your pocket per door and then stick to that. It really doesn’t matter what I think it only matters what you think at the end of the day

If I was you I would pay a home inspector to inspect your house and let him know that you’re going to follow him the whole way and do it even a couple times even if you end up spending $2000 it will save you money in the long run if you’re not an experienced construction worker
