My suggestion to you is find a coach that is a seasoned investor and then speak with them. What I think is a great deal might not work for you. The thing that needs to happen is you need to learn how to analyze deals on your own with your own numbers, being able to feed your own risk aversion. So many people today don’t want to do any footwork and just want everything spoonfed to them. That is the quickest way to lose all your money. When God gives you a blessing to be a good steward and take care of the blessing.

They are totally an asset. If I have bad tenants it’s because I did not screen properly.

Congrats on passing your exam that is awesome! I would suggest finding a mentor that it is in a place that you would like to be and then asking them what their fees are.

Have you checked any comparables as far as the value? Have you checked what other rentals that are very similar to yours are going for with central heat and air and those that do not? Have you researched any of this yourself
