If it was me personally I would give them a 60 day notice and say and I’m just using this for an example we will need to go to $75 more a month for rent however if you would like to sign a one-year lease then we can go to $50 a month give them both the option and make it more advantageous to sign a year lease with you

I would definitely consider it if you have some decent reserves built up in your account. That would be a nice acquisition for it to be all paid for within seven years

I’ll buy a set of craigslist or Facebook marketplace for 250 and then I add $50 to the rent each month so I triple my money on the washer and dryer

I just had to do this the other day myself. Long story short duplex needed $40,000 worth of work for 16,000. Each side would rent for about 600. The place is in a war zone and I would end up with another property with tenants that are high maintenance. I too had to walk away even though the numbers look great.

Me personally I’d be walking away from that deal…. It is too much cash out of your pocket for the return that you’re getting in my opinion. The numbers are not great

 Unless there’s room to raise those ranch very quickly, I would pass on it. You’re not even making $100 a door

 I’m not trying to be a jerk with my response at all. How did they get your phone number if you have a property manager? The second thing is you were learning right now he is getting you trained. The training should take place with the tenant by your property manager for you but not vice versa. If there is anything further that they would request from me if that was my situation I would just look at them and say I’ve got eight other people that are waiting to get in here when can you be out. Be very polite when you say that to them don’t be a jerk but let them know right then and there

Offer him $200 to be gone within 72 hours… Stated clearly that he Hass to have everything removed and be out of the house and sign a notarized statement surrendering his rights to the property. Also at the same time serve him the three day notice and get the evection started
