When you set it up in the lease that anything that is not an emergency there’s a $75 charge for it you’ll find those phone calls come less and less

Do a contract for deed and that way if they default you don’t have to go to the foreclosure process

If there’s no provision in the lease for an animal then it sounds like it is a violation of the lease and in my state that constitutes an evection

I go by mine every other month and change AC filter and spray for bugs

I think the most important thing is for you to determine what numbers you need to have and then the question will be answered. It’s kind a like if you go on a journey you need to know the destination so you can plan the route.

I would ask them now and kind of phrase it in a sense of I’m just mad trying to make long-term plans can you give me an idea what you would like to do and if they mention they would like to you could even say hey knock $300 off one months rent if you go ahead and sign another year lease or something to that effect
