Always get them to put the utilities in their name… Usually all that’s required is a copy of the lease for them to present when they have service started

First off ask to see the existing leases. Second I would ask the current owner why he is renting them so cheaply. Third I would do or have someone do a very thorough property inspection. For you can always make the sale of the property contingent on that person getting those tenants out of their previous to closing. It seems fishy to me that someone would leave that much money on the table.

I would highly suggest search in your area for real estate investor networking groups. I would go there ask questions and do research before proceeding any further forward. I would ask myself what is the goal that I hope to accomplish and then your path to get there should be come pretty clear. It seems to me that you have proceeded forward with very little do diligence and thought. I think you have the potential to be very successful,However you better stop and figure out exactly what it is that you want to do.

Man that is awesome and commendable congratulations! I would first reach out to see if there are any real estate investing groups close to you. I would start showing up. And learning as much as you can about your local market. I would then start researching every aspect of real estate that is possible. For me personally I have 13 properties currently. I will eventually move into being a financier. I want to be doing the owner financing aspect. If you have any questions please feel free to send me a message

What changes would your lease allow that the existing does not? If the tenant pays on time, is not demanding, takes care of the place DO NOT BE A FOOL

Is there anyway that you can refinance it? Is it that it is not a positive cash flow each month or you have lost money equity wise

Huge mistake coming into the neighborhood and then expecting other people to make changes to accommodate you. This is a recipe for disaster. My question to you is how would you like to have something that’s already existing somebody move in and then find out that you might not pull the permit or it was done incorrectly and then they sue you?
