I do agree figure out ideally  what you would like go ahead and block the dates out and then come up with a price

Make your hay while the field is fertile !  For some reason I just think going up 400% would be ideal ....I cannot explain my logic but %400 percent just found sounds reasonable

In my state late fees you cannot legally collect them. However with a graduated rent like I do then it is totally enforceable. Late fees are designed to make people pay on time not to cut them a break. It blows me away when people charge such small late fees it doesn’t make a difference. However when someone has to pay $250 extra it makes a huge difference

I always charge late fees and soon is there like a share of the three day notice so the eviction process get started... my late fee is $75 late then $10 each day after... my new leases have a  $1000 rent but when paid between the 1st and 3rd then it is discounted to $750

Get a very large deposit from them before allowing them to move in and be prepared for trouble

It all depends on the price of the rental. If it is a lower income type of property the tenants are concerned with an extra belt and deposit that they have to pay for gas

Talk with them first and see if a resolution is possible.... come up with a plan and DOCUMENT knowing you will end up in court

36k a year hire someone that works part time each week for you and pay them well

In Connecticut, we can't charge a late fee until the 11th of the month. I charge a $100 late fee on the 11th, and $10 every day after that until the rent is paid in full (regardless of the reason/excuse of why it's late). The main reason that I stick to this is that I want to be priority. If it comes down to paying rent, or paying some other bill, I want it to be very clear that it's better to pay rent first.
