I have a friend that is looking to purchase a rental property in Houston, Texas. What is the average commission for property management in that area?

This is an excellent idea for small Landlords. You can use Schlage locks that have programmable codes and a key for backup. Maintain the master for your own use, Tenants can program a code that's easy for them to remember, then you wipe it when they move out. Keep the keys as a backup.

We manage about 25 properties that have keyless locks.
The positives are you do not have to worry about lost keys and you can see times that people have went into the house if you have something like kaba.
The down side is the batteries do eventually die. Most locks give you warning flashes in advance so you can change the batteries. We normally have a key in a lockbox nearby in case it ever does die. We typically just replace the batteries annually and that does the trick.

Yeah, I would say it is. In many states 1 month is the max you can charge. From a comment above, I see 2 months is the limit there, but that does seem like it would chase away renters unless you are in a place where the renters would be wealthy.

Yeah, you are not taxes on gross income, but on net. What you can deduct and to what extent you can deduct certain expenses depends on SCorp, LLCS, etc.

I think it depends on your clients. Facebook has worked great for us, but we are geared more to the 40+ year old crowd.

Yeah, and from what I hear Florida and the surrounding areas have had a significant increase in rentals.
