Congrats on your recent closing and move to the San Antonio/ New Braunfels area! You are definitely starting in the right place here in Bigger Pockets. I've met a lot of great local investors and lenders through this platform. Depending on your goals, I'd search through the forum and see if there is a local thread that may have questions and answers you're looking for. Brrrr and STR strategies, through my lens, is currently strong in the San Antonio market. As in most areas, finding reliable contractors can be a challenge starting out. Referrals, multiple quotes, and researching past work usually will lead you down the right path!

Welcome Chad! there are so many great investors and content here on bigger pockets. I'm not a lender, but I recommend speaking to one and going over ideal loan products, there may be other options that work best for you, especially working a w2.

There are plenty of great places in the city to call home. Plenty of new builds on the outer loop of 1604, midcentury options within loop 410. Overall San Antonio is a big city that has a little bit of everything for everyone. I’d be happy to go into more detail and help further if you’re looking for a realtor.

Welcome to San Antonio! you could also search "casita" in the filters, they are sometimes labeled under that identifier. I have three homes in the Alamo Heights area and surrounding area (78209) and in my experience garage conversions are more popular in this neck of the woods. You can also search on the BCAD to get square footage numbers of the living/non living spaces on the property and see what may be renovated. In one of our rentals it took 5 months to finish a 410 sqft garage conversion to a primary suite bed and bath. Best of luck on your search, I'd be happy to help more if you have any other questions!

My pleasure to help Gregory! I have family that really enjoy living in that area. Plenty of shopping/dining at the Forum, Randolph AFB, and being close to 1604/1-35/ and 1-10! You should do well there, keep me posted on how you do! I may be scaling in the near future toward that area.

Congrats on the new addition to your family! My wife and I are in talks of have a little one of our own. Best of luck on your journey in to real estate and moving to The Alamo city! There are a lot of great resources and knowledgeable members on this platform. We began our real estate journey two years ago and I was able to leave my w2 job and go full time. You'll do great here, and the community is second to none!

Would you be willing to share your experience over a call about the land seller finance deal and the purchase agreement? I have a client now that is entertaining the idea of seller financing on his land and protections in the contract that come with it.

Would anyone know of the tax implications from "Flipping" a new construction home for a profit, that just closed. Then selling a different rental property that you've owned for over two years, at a loss in the same year? Is it possible to negate the gain with the loss?

None of my rentals are in the medical center area, but being close to major hospitals, 410/I10, Lackland, and the theme parks is a great strategy here in SATX. I haven't used AirDNA, so unfortunately i can't speak on that platform.

Hospitality and communication is the name of the game when it comes to guest interaction and hosting! Start by putting your selves in the guest's shoes, when furnishing and stocking your home! Family friendly amenities (pack and plays), cookware, linens, towels, blankets, internet and check in instructions, flatware, and all the necessities for a short/long term stay.

My wife and I own, operate, and clean 4 of our STR's here in San Antonio and the experience has been rewarding but also challenging. I'm assuming you've gone through the permitting process for your rental? Also make sure you introduce your selves to the neighbors and build good relationships.

Smart locks, Outdoor security cameras, outdoor noise aware tech, wifi thermostats, backup combo lock hard keys, are some of the must haves for your properties.
