Great feedback from everyone here! I heavily invested in San Antonio real estate last year. Bought a duplex, completed a 9 month BRRR, and finished a cosmetic remodel on another single family. Love living here as well, big city but has a lot of small town touches, Theme Parkes, historic attractions, military bases, great food, and friendly residents. My wife and I ended up moving here and we love it!

@Andrew Postell is a fantastic lender and very knowledgable on the investing side. In my own opinion, starting out, I'd be looking to utilize more conventional financing and possibly house hack or value add to account for cash flow and appreciation! I did this with my duplex in San Antonio and it's been working out great!

What made you interested in investing in this type of deal?

Location and forced appreciation

MLS deal and represented myself as my own agent.

Hard Money

How did you add value to the deal?

Converted garage to Primary Suite

What was the outcome?

Appraised value at 360k then refinanced to pull my investment out. Used excess profit to furnish for short term rental.

Great post from Matthew! Also, MLS listings will most likely have the Deed restrictions/ HOA information, uploaded by the seller's agent. You can always work with an investor friendly realtor to help cut some of that research time down.

Purchased utilizing first time home buying incentive in San Antonio as well as representing myself as my own agent to receive commission on the buy side.

What made you interested in investing in this type of deal?

No HOA and close to the theme parks/ shopping.

How did you find this deal and how did you negotiate it?

How did you finance this deal?

Conventional

How did you add value to the deal?

Cosmetic remodel as well as replacing the fence and roof.

What was the outcome?

Currently at a 30% Cash on cash return and have only been on the OTA's for 7 months.
