 @Jonathan R McLaughlin I agree. The reason I post this topic here is I don't know what I am doing. Likely, I have tons of investors who shared their knowledge with a newbie and I greatly appreciate it. The more I know the better would be my next decision.

 @Nick Shri I've created a list of all the advice I got and I will definitely use them in my journey. 

Indeed the CoC is an interesting metric. I am very conservative and I would like to minimize oppss in my first deal.

I will look for the James Wise Neighborhood Grade blog to understand different Neighborhood grades to educate myself.

Thanks, @Garrett D.. I am waiting for the maintenance record from the seller to see what was repaired in the past months/years. I tried to check the Cleveland website but not sure what I am looking for. I will check with my realtor if that's possible.

Hey Matthew, thanks for the advice. Yeah I got a fix rate. I know the rates are keeps going up and they said it will keep going up.

I know, I need to have a good team to be successful and I am working on it :) one step at a time.
