Hello everyone,

I am looking to buy a small multi (probably duplex or triplex) in Chicago that I will eventually owner occupy. I can get it with a DSCR loan now and would not live in it initially, but would want to eventually move into it 6-12 months down the road. My lender says that shouldn't really be an issue, but just wanted to see if this was too good to be true! Some context, I have 3 other properties in a different city and am currently on 1099 income (so I can't do conventional) for the past 3 months. To avoid non-competes and make twice as much, I wouldn't be getting a W2 job initially in Chicago and would rely on 1099 income. Is there any kind of seasoning or issue I should be aware of with moving into this property eventually?

Hello everyone,

I will be making a move to the Athens, GA area in the fall for a job opportunity and would love to connect with people who have small multis or SFHs in the area. We have 5 units in the Philly area and would like to purchase a small multi as an owner occupied property when we move. I know nothing about this area, the rental market,  safety, property managers, etc. Looking for some advice on where to live in the area to make something like that happen, but not be too annoying for a pair of late 30s professionals.

There are some cast iron pipes...I'm guessing this is probably the real problem. We are going to have another plumber take a look. Our normal guy was out sick and we had a different one come to snake and scope. Hoping to get our guy there soon.

Hello everyone,

I have a general question here. We have an SFR 4/2 ranch that has one toilet that keeps clogging. Both toilets are new. We had a plumber snake the line twice with no blockage. The plumber scoped it and said we need to repair/replace the sewer line. Being still new on plumbing issues, wouldn't both toilets have a problem if that is the case? The second has no issue. Looking for an opinion on this as sewer line replacements are $$$.

Thoughts?

Hello everyone,

I am looking into sheriff sales, upset sales, and judicial sales in PA, mainly Montco and Delco. Is there a good detailed reference someone could point out on how these work? I see a debt owed amount, but I assume you are bidding on the home and not the debt? I'm a little confused and just want to understand more about the specifics on analyzing the listings.

I appreciate any help!

This mainly helps to avoid people buying homes and rentals they can't afford. If you can't weather the raise in rates, you probably can't handle the first thing in the home that breaks, like an appliance or sewer pipe or roof.
