@Ronelle Hunte there are a lot of mediocre landlords in Albany that don't take care of property. I invest in Albany my average vacancy is 15 days. I will say I had one house that was empty for 4 months, but I blame myself. I didn't go through it and repaint or anything. It had the pine wood walls and floors were scuffed up. I had my tenant that moved in point all this out to me and I granted all her request. Now I have an on time paying tenant. I usually do all those things but was strapped for cash at the time of purchase. If you ever need any help, please reach out. I think I have a pretty good team in place now.

@Eddie Recinos property management is 1key Realty. They also sell, but I deal with Jamereon Keith of Real Estate Concierge. He is an investor and investor friendly agent.

@Trey Holmes my best advice is to attend REIA Meetings. I know that there is a guy I follow name Ramon Tookes on IG. He has a meeting every week in Atlanta called Deal Makers. Good luck to you! @Ben Hendricks yes welcome to BP. I agree with the other replies get you ducks in a row. If you need a contractor, please reach out, my business partner operates his crew out of the Atlanta metro area. Also look around Middle Georgia, they having huge growth.
