@Thomas S. The city cut the power to house so I know they are out now. But I plan on calling city tomorrow to see if it was mark uninhabitable. My PM asked if I wanted to put them in a vacant property. But I have come a long ways from my 1st property and its a lot more expensive than the property I have them in now. So trying to figure some things out with that, but I wait til tomorrow. Cant do anything today.

Tree went through my 1st property last night. The tree is on the property line. So got to figure out if my insurance going to pay. My question is my PM ask me if I want to put them in one of my other properties that are vacant. My question is am I obligated to put them up. I don't want to be an ******* but if I didnt have an empty property what would they do. Any advice would be helpful.

@Anthony White What bank did you use fir the unsecured line of credit. Every time I ask for one of those they offer me a credit card. Can't find a line. Any pointers?

The new app looks great but where is the search button. I need to be able to filter through all this great content. Could we please get a search button or could someone tell me if I'm overlooking it. I'm a droid user.

Need help I close on a house in 15 days and the house was in move in ready shape, but a storm came through and a tree limb hit the back of the house took of panelling and breaker box. This was an off market deal so no real estate agent to do an addendum. What should I do or say to seller? They are out of town owners.

I currently have 5 rentals and getting ready to add a 6, but this one is with a partner. The partner is a silent partner. I trying to figure out how to make things simple for a property manager and myself. The plan is to BRRR this house and get both of our original investment out then split profits 50/50 which will be about $100 a piece. I was thinking about getting a separate account and let that flow through, or just send him the invoice from manager and keep a ledger. Can you all please share or give advise on how you all deal with partnerships payouts.
