@Ivan Mendoza Have you ran any numbers?  mortgage will be between 1,500-2000. How much can you rent each side? Going to need about $60,000 down plus closing costs etc. Is it ready to go or will you need to do repairs? Also management costs our just do all yourself?

Brandon Donahue I own a rental in commerce city where you are. Cashflow is great on that one. I have better luck in other areas that are more affordable now. Mostly southern Colorado

Benjamin Runtz I invest in southern Colorado as well. Investment homes with cashflow. Lots of them in the markets I invest in, and really affordable to get into.

Also... We lived in it for a year per fha regulations, then rented it for a nice cash flow.

Crystal Wilson we used an fha loan to get our first house. We bought from a for sale by owner. We went over, liked it, and had our contract written up that day. You don't have to wait for a hud home or something that is expressed as FHA. Just go after a house in good shape. It should pass the inspection for FHA. Any house. Just go on Craig's list or a for sale by owner site. Less competition in that area. It's not on the MLS! Have a good day.
David Schwartz Bill S. Good points guys. Honestly, more water is used in the shower... How many flushes go down the drain every minute someone is in a shower. Newer efficient shower heads are the better option in my opinion. You could have someone showering For a really long time because it takes a while for the hot water to run out in some multiplexes. That is Way more water than a few full flushes from a less efficient toilet.
