Ryan H they are trespassing and have no paper to be there. Call the cops and have them removed for trespassing, there is no need to evict cause they have no lease from you.

Not sure although I invest there. My partner and I own TK Wealth Partners. We take people's money and give them cash flow every month. We do everything, our investors just need to put the money in and sign a few docs. The rest is completely passive. We are seeing around a 24% annual cash flow on the money down. We invest everything from $2,500 and up. Let me know if you find a meetup down there

@Jake Pence We do FULL Turn Key Investing.VERY PASSIVE INVESTING. Meaning you sign a few docs for the setup of the investment. We do EVERYTHING ELSE. I do mean everything. All you have to do is have the money, and be ready to invest. We split the cash flow and appreciation. Just for number sake, we have just done a deal for $10K down, and cashflow $300/month after expenses. We would split that, so $150/month would go to the investor. That's 18%return annually... we do all kinds of different deals, but we like to build other peoples portfolios.

Cash out your 401k. I'm not a professional tax person or attorney so check in your area. 401k is taxed differed. Which means you can build a big account with it and take larger amounts out at a time during retirement, which makes it more taxable when you final do pull out money. Also it is tied to the stock market. See 2008 when everyone lost all their money in the market especially those with a 401k. Take the hit now, and just start your own LLC's to protect your wealth. If you use a self directed 401k, and put your houses into it, you will be open to lawsuits. Meaning someone could go after everything in the 401k including the money. You have less tax benefits as well. With individual LLC on every house, you protect yourself from lawsuits, only one house can be attacked by the suit, instead of your whole portfolio and personal property.

Tenant needs to move out. The roommate has no lease and will be trespassing once your tenant has moved out. You can just call the cops and have the other person removed for trespassing.

@Todd Richmond Welcome to BP. You seem to be doing very well on you path so far, and buy and hold is the way I like to Invest. GREAT JOB on the 1031 exchange. I would love to talk about that sometime. 

One thing I would like to point out about Self-Directed IRA, Lack of LEGAL PROTECTION.

I am NOT A LAWYER or PAID ADVISOR, please reference your own in your area for accuracy.

If you own 5 separate properties in your IRA, and someone at property 4 gets hurt or something, and sues you, they can get at everything in your IRA. EVERYTHING (properties and money). That's because TITLE to property is held in the SAME NAME and ENTITY. As well as your money.

ALSO you cannot take the same TAX BENEFITS of Depreciation. As well, you will pay INCOME TAX- the highest tax available- on the money you start withdrawing if it TAX DIFFERED. TAX DIFFERED is a great way for the government to let you build up a big account and the more you build, you more you pay yourself, the more you will pay in taxes because of your tax bracket. 

I recommend opening Separate LLC's owned by you. All tax benefits flow down to you you as the owner. Bills are paid by the LLC as a business expense and are written off. Cashflow comes to you as INVESTOR INCOME-Passive. It's taxed at a lower rate, that's before you take your depreciation. Then you can 1031 exchange that up to avoid the recapture of depreciation.

I'm sure you know some if not most of this, but it's I felt it worth mentioning since I run into investors who use Self Directed IRA's.
