Yes LLC is the way to go on most real estate deals. You can write off your expenses from it, and it provides legal protection as well.

Jack Forester you should have done the lease option yourself, then this company wouldn't be middle manning the crap out of you. This is easy stuff to do yourself if you would take some time to learn the basics. Also, I only do about 50-150 toward the purchase price monthly as long as it's under what I make from the principle payment in my mortgage. Also I would have been happy with them leaving cause they get nothing back with my contracts. I would then get another lease option payment upfront. Message me is you have questions

LLC are for Legal Protection. Put every house in a separate LLC. If you get sued with a "blanket" or "umbrella policy" they can get at ALL of your equity in ALL of your property as well as your personal bank accounts and private vehicles, etc. if the house that gets sued is in a different LLC from the rest, they can only go after what is in the LLC. They can't go after personal bank accounts or the other houses in other LLCs

@Jay Grabbe Turn key is the way to go. Most TurnKey places hand you a property that's been rented out, and say "it's yours now, you deal with it..." Make sure you are getting a sustainable rental amount, not some inflated house that's not going to be able to rent for the same amount when you tenants move out. My partners and I, who invest in Pueblo, COLORADO, don't do it this way. We do a complete TurnKey Partnership. We do everything from acquiring the property, renting it out, all facets of paperwork, keeping it rented, maintenance and repairs (No Middle Of The Night Phone Calls), to showings, and open houses. We even handle the sale at the end. I've seen this work multiple ways... Your money, our credit. Your credit, our money. Your credit, your money. Message me, if you would like to know more. @Alex D. @Tripp Howell Awesome you are deciding to get into real estate, and Buy and Holds are the BEST! I invest in the Southern Colorado Market. It is a lot easier to get into these areas as there isn't this BIDDING WAR going on down there. I can help you get started there, show you the area or explain it to you.
