@Mark Fries Have you had any experience with used HVAC? Any other advice or reason why? I am very new to all this. Thank you!

Hello BP family,

I have a quadplex that I recently purchased. One month in the condensor HVAC in one of the unit goes bad. I have a home warrarnty that the seller purchase. But, I doubt they would cover the replacement since I heard alot of horror stories.

This is the south where its very hot, the furnace/air handler is in decent shape. The technician can put a used condenser (will fill with R-22) for $500 and a new setup from around $4000.

Does anyone have experience with purchasing used HVAC? 

Any advice. I am very nervous since this is my first ever rental, I am house hacking the quadplex. The one that went bad is the one i'm living in!

@Josh Bakhshi How is September? I listed it on the 21th August so it will be approaching 2 weeks. From last week I got an update of 2 walk through, 8 phone calls, and about 30 email inquires, but no application that I am aware of as of yet.

How are these numbers, should I lower my asking price?

@Marc Winter I am not sure if there was a showing agent, but I'll ask. And to get some feedback on what there comments were. I know the property manager company does pre-screening and give the tenant a temporary lock box code. But, from the activity mentioned above does that sound about average? I am willing to lower the price to attract tenants, don't want to leave it vacant and a whole months rent!

@Karen Jackson Condition is rent ready, not the best but priced pretty average for the area. Mine is priced at $700 which is average. I will not lower the security deposit, thank you! But as a landlord how does my activity sound so far without knowing the area?

Hello BP family,

I have a unit in one of my quadplex for rent. Property manager put the listing live on hotpad, zillow, trulia (etc) last week. She is going to put it on facebook and cragilist later this week.

This is my first rental and so far I have the following:

Showings: 2 

Calls: 8 

Emails: 36

No applications or comments.


From these numbers should I be concerned? Should I lower the price or deposit? How long is average vacancy? This is a lower income property (c class) area.

@Clark Kirkpatrick That is the plan, we hired a professional photographer. I appreciate your advice. That is a great way to screen your tenants. And I like how you mentioned that we are in a renter market. And you only need 1 tenant! Thank you

@Wayne Brooks That is great new! I am not too worried anymore. Roof is 5 years old and has no leaks that I am aware of. And everything is in working order. 

DIY replace water heater, but won't have the time for a couple months. Thank you for all your help so far. Wish me luck on the inspection and my real estate career! You're awesome!

@Wayne Brooks Being that they are looking at the mechanicals. Would they have me replace the old HVAC and water application since they are old, they are all in working condition. Or have you had any experience with old mechanical part? Thank you for the help too!

@Andrew Syrios @Wayne Brooks My inspection is a 4 point inspection should I be concerned?

It is a 4 point inspection I know that the HVAC and water heater are old. Should that be a concern. Or do they just look if they work?
