Hello BP family
Recently bought a quadplex. And one of the unit I went into has an issue on the second floor where one of the room hardwood floor is wavy. I can feel like a speed bump in one spot in the room, is that like a foundation beam? Visually it is kinda hard to see.
But the vinly wood in the room does not look good, alot of it is raised and weird. I am think the person who installed it did not leave enough expansion gap. Because the room looks fine but there are alot of gaps and buckling in the wood. Other room with the same vinly looks great.
I plan to install vinly again. But would the speed bump be an issue? Or can I level the wood somehow? Also, since it is on the second floor is a self leveler concrete very bad or can damage the property since its heavy? Or should I just install carpet?
The bottom floor doesn't appear to have foundation damage. The house is built on a slab and the bottom floor is even. Just the upstairs kinda concerns me. Thank you!

@Kevin Manz if you don't mind why don't you allow Pets? Bad experience? Also, what do you mean by per "FEE"?
How come flooring doesn't make a difference? My first rental so i'm still a noob.

Hello BP family,
I have a unit I am looking to rent out to a lady on vouchers for disability. My dilemma is my unit has carpet and the lady has a dog (poodle). What has your experience been with dogs in rentals particularly where the entire flooring is carpet?
IF I had tile i would not have an issue. This area is in a "C" class neighborhood. The rental is clean and I want to leave it that way. Thank you!

@Aaron K. The date scheduled is next Wednesday (10/16). We submitted everything this Monday. My agent reached out to the insurance company. And they said they are waiting on underwriting.
If I don't hear back by Wednesday am I still protected in the case something happens since I took action?

I got a notice last month that I have to replace a water heater in my unit. Well this unit took me about a month to get ahold of the tenant and evict the tenant for nonpayment. I replaced the water heater last Saturday. And my agent sent a picture of the new water heater. Now all the info is sent but were waiting to hear back from underwriting.
I did everything asked out of me.
If they don't approve/review in time is the email/picture that I sent to underwriting be proof that I made the change and should be covered should they not re-instate the policy in time? Any advice? has this happen to anyone before?

Thank you for the in-site. I will let me PM do their job. This is the first time I put someone in so I wasn't sure. If they pass the screening with no eviction and criminal and pay on time I am happy. Thank you!

First time investor and I just put my first ever new tenant into one of my units. My PM mentioned the tenant was screened and meet income, background, criminal background search and all this was done on appfolio.
I asked for her application. And my PM mentioned that they cannot share because the applicant agreed to share the info with the property manager company. And the PM company cannot share the info with anyone even the owner. And that the applicant will have to share that to the owner.
Is this abnormal? This is my first rental. My PM seems good through. They send me lease report on time and also evicted a tenant that didn't pay and didn't let it drag on.
Just a first time owner that is trying to figure out the realestate landscape.

@Russ B. I called last week and they were hesitant to even talk to me because I wasn't able to name the person who the utility name was under. They wanted eviction paper work with the date of eviction. I think that was also to see who to bill the utility to. But, i'm worried that since the person evicted wasn't the same as the one under utility then the bill might go to me and they might refuse to turn on water
