Thank-you for the feedback. Lot's of factors I didn't consider. I'm assuming it may be more difficult currently to evaluate a borrower's credit than a year ago? Any advice on this considering the current state of the times? For first couple of performing notes did you all invest only in non-judicial states?  I'm thinking I should stay away from judicial states on my first few performing notes. Did you all invest in your first note individually or did you partner?

Curious about what factors investors consider first when buying a performing note?

Price of note to Unpaid Balance and Value of property?

Interest rate?

Origination date (seasoned or not)?

Location / Age of property? Are there states that you will not invest in?

I'm currently looking at some notes now and am not sure which factors to consider first.

Jim,   Thank-you for the advice. I am trying to learn as much as I can with the notes I am seeing. I agree with you that these uncertain times may lead to more notes becoming available and many performing turning to not performing.
