You are asking what I would do :).... so, that’s more than I need for a buy and hold rental in the louisville market.

I would take about 20k of the 30k and pay my lender for a property that I would BRRRR!

Depending on your credit and how good of a deal you find, that will be enough for a deal in the Midwest market :). Your cash on cash return would be solid!

Just a thought here... it is opinion based.

Ok Mark, this is business. I have heard many tenant stories. The tenants could be the nicest people in the world, but them not paying rent is your primary concern. I would advise you be stern with your requirements or hire a property manager so you don’t have to deal with that :).

If they are having issues, they can get a loan, etc to solve their rent issues.

Being sad is not an excuse to not paying rent.

I may sound rude, but this is the way things should be.

In my experience, school district does not matter much. It depends who you ask and what the renter demographics are in the market.

Hi everybody, quick update for you all!

We are nearing the end of the rehab for our 2nd deal (will refer to it as Balaton from now on). Super excited! We plan to have a tenant in place by March 1st!

For the 1st deal (will refer to it as Green Cove from now on), oh man... we are going through an eviction and hope we can get the rehab started this month!

Update:

This first deal is going through an eviction process. Hope to have it finalized early February!

We did pick up a 2nd deal in December and that home is currently undergoing rehab.

1000$ rent expected with a significant cash on cash return. Excited for the journey!

We established a relationship with a couple lenders and are ready these BRRRR's to be complete!
