@Pavan Sandhu, do you use the borrowed money for the "fix" for the down payment to the duplex as well? I'm trying to use as little of my own cash as possible.

Hey BP community,
I'm currently actively looking for a duplex to house hack. At the same time I have been looking for houses to fix and flip. My goal for
This year is to house hack and flip 2-3 houses as this is my first year getting into real estate investing.
My question is, what ways do you guys keep from having your funds tied up in one place? I have about 30k liquid capital, and some of that willl get tied up in buying a duplex.
Sorry if this is to general of a question cause I'm sure there are many different ways to do this.
I currently have a steady income with a good credit score too. I will need to use hard money for the first few flips which requires about 20% skin in the game.
