Getting sellers to share stories about their investment journey can offer some interesting info. Ask them about why they chose to buy the property. What the best thing they like about it. What's been the most challenging thing. How many tenants have they had (how long do they stay). If you can get them sharing stories, you'll be able to read between the lines too.
awesome and thank you for these. I am going to Cheyenne next weekend , n a personal trip. always wondered about the market there.

Think of buying a fourplex in El Paso. I would be an out of state landlord . Does anyone have any tips regarding areas to avoid, unique issue for this city…..etc….
Thanks

One thing I would question first is the condition of the property, usually sellers always have a couple issues they are trying to keep secret, Make sure you have a good contractor before leaping in on anything.

What are the rents? Lease terms? Maintenance log? T-12?

One thing you cold ask is if there are separate metered utilities for each unit, and are the meters public or private (you have to bill them from a master mater).

Hey @Ronnie Wainaina. I host a bi-weekly Zoom meeting for new/beginning investors who are between 15 and 25. It's a networking group, and we often have expert guests join our meetings. If you're interested, lmk.

I’d like to get my son who is 19 into investing. Can you share your info with me so I can pass it along to him?
thanks

Hi all,
Starting out here and looking to possible purchase a duplex or fourplex. Most likely out of my area since prices in northern NJ are out of my league. When approaching a seller what main questions should be asked? I would think some things they may not want to disclose. Thanks to all.
Thanks Jarrod, I will look into that .
asset based lenders? never heard of that. I didn't realize a new construction loan would be difficult to get. thanks for the advise
no one to partner with on this one. wondering why experience is a factor?
