I know a lot of people have been investing in Memphis lately, but I don't personally like the Memphis area for a long-term buy-and-hold rental property. I'm sure there are good and bad neighborhoods, as there are in any city, but the overall city demographics have kept me away so far. I think there are better markets with better deals available, personally.

@Lanna Nunez Welcome to BP! If you don't have significant experience flipping houses or as a contractor/in construction, I'd probably pass on a flood house as one of your first deals. However, I do like the Houston market! The demographics are great - population, income, and house values are all growing, while crime is decreasing. I've been looking in parts of Houston as well! This certainly does look like an interesting deal, @Malik Brookins. Jaysen mentioned multiple good points above, and I'd echo that you need to include a contingency for property management. I'd also personally bump up the repairs and insurance a bit due to it being a college rental.
Lastly, on a more macro level, Cedar Falls, IA looks like a great market to invest in! Population is showing strong growth, income and house values have had very strong growth, and crime is reducing significantly. I may have to start looking here, too! Haha!

@David King I think @Jaysen Medhurst provided great advice about the specific deal/property above. On a more macro level, I think Gloucester City, NJ is interesting. I really like that the income and house values have shown strong growth and that the crime rate has been declining, but what concerns me is the declining population. It may not make or break the deal, but it may be something to look into!
