Meryl, what advice would you give a new flipper in this scenario?  I don't have any construction or rehabbing experience, I want to tour a property and be able to make an offer within the hour....  This requires me to at least have a ballpark estimate on rehab/repairs.  How do I come up with an estimate?  Is it necessary for me to always have a GC walk a property with me until I am experienced?

Any other help or advice would be appreciated.  Anything I can be reading to help speed up the learning curve on estimating repairs?

I'm new to investors and plan on doing my first deal in Q1 of 2020.  I'm going after a flip and likely will partner up with a brother of mine to share the work and down payment, and we'll be funding the rest of the deal with hard money.

Do experienced investors recommend we start an LLC for this? Or just do it in our names?

Jeff, what's your ultimate goal with the property?  Buy and Hold?  Flip?  What you do with the property will be one of the determining factors in what kind of financing you get.

As far as points go, do you know how many points would be considered 'good' or 'bad' among hard money lenders in Dallas?  Is it essentially the same all around the country?

I have a question for investors who are actively doing (and doing well!) flips in DFW.  Are you able to consistently acquire properties at 70-80% minus repairs in DFW?
